Warning to whom is allergic the animals: two very friendly and polite dogs live in the property.
Prices include
Use of swimming pool (closed during the cooler season), sheets, towels, linen for kitchen (weekly change), weekly & final cleaning, electric energy up to 50 KWH/week - water, gas for cooking and hot water, wood for barbecue, parking in the common area, weekly use of washing machine, internet DSL. Optional heating evan by wood (stove by cast iron).
Weekly cleaning of the pool.
Prices not included
Electric energy above 50 KWH/week: 0,50 euro/KWH (metered by the counter), Central gas heating: 7euro per day, or metered by the counter (7 euro/MC); third/fourth adult guest: +10%.
Final cleaning for less than 7 nights stay: 30euro.
Extra cleaning if animals inside: 70€.
Extra cleaning of the pool: 70€.
Options
Shuttle from/to Rome airport L.da Vinci - Fiumicino (60 euro), airport of Ciampino (70 euro), Rome centre (50 euro), port/ferry Civitavecchia: 40 euro.
Extra use of washing mashine (5 euro, etergent not included), additional house cleaning (30 euro), bycicles and scooter rental (7 euro and 15 euro/day)
Payment Conditions
A 30 % NOT REFUNDABLE deposit is required to hold booking. Balance in cash upon arrival.
A security deposit of 200 euro is required to cover possible damages, and refundable upon departure after having witheld electrical and gas consumption fares.
Additional information
Quiet and independent open space room of 1000 sq.feet, ideal for relaxing holidays and for a base with daily trip to Rome. The cottage is just steps away from the lake and the historic centre of Bracciano, where the railway station is conveniently located (local train to Rome every 30').
Completely furnished, with pizza oven and barbecue in the garden, sun beds and sitting area around the pool, parking. The owners, who live in the main adjacent villa, speak English and are available to help and advise.
The cottage is composed by a double bed area, or 2 separate single beds, a comfortable sofa double bed in front of that, a kitchen corner fully equipped with sink, refrigerator, freezer, cook stove with oven, table and sitting for 4. The bathroom has large brick shower cabin and hair dryer. Central independent heating with radiator and/or cast iron woodstove with oven (wood available for free). Satellite TV and radio, free internet DSL, iron with ironing board, washing machine and baby cot.
Outside
Second exit directly to the swimming pool (10x5 meters) overlooking the lake. The large private ed elegant garden - 40.000 sq feet - is furnished with sun beds and protected sitting area in the patio with the brick barbecue and pizza oven.
